ABSTRACT
Urbanization presents significant challenges to housing provision in emerging cities like Owerri, Imo State, Nigeria. This study investigates the multifaceted impacts of urbanization on housing, focusing on factors contributing to urban growth, challenges in housing provision, and potential strategies for sustainable development. A mixed-methods approach was employed, utilizing a survey of 382 respondents to gather quantitative data on perceptions and qualitative insights into urbanization trends and housing dynamics. Findings reveal that urbanization in Owerri has intensified housing demand, leading to higher rental prices and the proliferation of informal settlements. Despite these pressures, there is a perceived inadequacy in housing infrastructure and regulatory frameworks, hindering effective urban planning and equitable housing distribution. Economic factors, such as high costs of land and building materials, further exacerbate housing challenges, particularly for low-income earners. Recommendations include enhancing the efficiency of regulatory frameworks, promoting affordable housing initiatives through government subsidies and public-private partnerships, and improving infrastructure to support sustainable urban growth. These findings contribute to ongoing discussions on urban development strategies in Nigeria and provide a basis for future research and policy interventions aimed at addressing the housing deficit in rapidly urbanizing regions.
